I'm PRO Life!!!
Yesterday I took an hour long bike ride instead of going to the gym. The sun was shining. The temperature is perfect. We slept last night with all the windows open, luxuriating and enjoying the crisp desert air. I love this time of the year in Arizona. After 5 months of temperatures over 100 most days, the air conditioners got turned off, the convertibles are cruising with the tops down and the kids can go down the slides without getting burned! Sometimes, it’s the little things that make a difference. Life is good!
My husband, Bub, accuses me of being an ostrich and tells me I should be worrying about the collapse of the economy and our way of life as we know it. Hmmmm…I think: Would it serve anyone or anything for me to worry about it? I think not. Now, I don’t want to sound like a stupid Pollyanna who is entirely out of touch with reality, but I know from all the study and work I have done around The Law of Attraction, if I get sucked into the reactionary fear, I do not feel better, do better or get good results.
My truth is: Today, at my house, all is well and life is good. We woke up on this side of the grass and that sure beats the alternative.
When I keep my eye on building from where I am, I make steady progress. While my results may be different than I originally envision or may far exceed my expectations:
I find the conscious choosing of my thoughts>
leads to my expectations and that >
leads to what I get.
ALWAYS!
So many people spend lots of time choosing their wardrobe or their menu items, but totally neglect to choose their thoughts! You have that power each and every moment, each and every day and the use of it can create miraculous results.
I am refusing to participate in gloom and doom. Even if it is just at my house (or just in the room which is my office), life is good! I intend to keep expanding reality and thinking with every article I write and each coaching client I touch so that we can emanate good that gets gooder and gooder!
One of the exercises in this month’s Relax and Attract class is called Virtual Realities. During the day, you envision for 30 seconds a scene that brings you joy, makes you feel good. Talk about an easy way to shift when you are feeling frustrated or scared or depressed….just 30 seconds of get into a scene that brings good feelings, picture all the details, then get out. Try that a few times a day and see what it does to your mood :>) Please RELAX and ATTRACT!!!!! And have some fun this week.
Letting Go
Two weeks ago, I shared some of what I did on my summer vacation. I found stepping back from the busy doingness and choosing which activities truly gave me joy was really, really hard. Much easier to just get up every day and do what presents itself. Manage myself from the to do list and plug away. There is certainly a feeling of getting things done in all that activity, but the challenge I gave myself over the summer was to start to notice what makes my heart sing and creates a feeling of bliss and what is hum-drum living.
I can relate to the quote of wanting to be burned up completely when I die but I don’t want to feel burned out at the end of each day.
So, what’s a person to do????
I spent the summer evaluating as went each activity and if it didn’t fit the heart-singing criteria, I gave some thought to whether I should keep this in my life. I whittled down what I was doing to give me space to have room for new things to be added.
I mentioned Tim Ferriss’s book, The Four Hour Workweek (some thought this was the 4 day workweek because 4 hours seems so ludicrous!). One of my coaching clients gave me feedback by saying there was some good, some useless and some thought-provoking. I thought that was a good assessment. I rarely find an author I BELIVE in 100%, but if they can make me think, I always find that valuable.
And, this made me think:

Which of the things that I think I need to do, do I?
-
Could someone else do it?
-
What would happen if I quit doing it altogether?
-
Which things are someone else’s priorities and not mine?
-
What have I always wanted to do when…..(I have the time, the $ or whatever) that has gotten put off?
To tell the truth, I didn’t end the summer with this all tied up in a neat package, but I did make some decisions and have restructured. And, the process, now started will go on.
Some of this involves:
-
More GrandMa Time. without worry that I should be working (my work, I see, is to help contribute to and mold these little souls-and have I told you Richard and Marie are expecting again in March?)
-
More Travel. I found a travel club that I am very excited about that will be making this easier and will be providing another stream of income so LOTS of trips are being planned.
-
Dropping the programs, clients and obligations that aren’t the highest and best use of my time. I’ve created some space here.
-
I am saying no more. And I am not feeling guilty or afraid I am disappointing or letting someone down. That goes for serving on positions or going to dinners!
-
And, probably one of the biggest choices is to appreciate what I am doing and to give up that I SHOULD be doing more. I have discovered I like the woman I have become and I know there are some who will like me and some that won’t and it will all sort itself out the way that’s best for all. With that knowledge, I can just play at being me fully and have a BLAST!!!!!

What I did on my Summer vacation
My Summer Sabbatical Has Come To An End!
Since June 21st, I have been experimenting and taking a lot of time to play. The purpose of the sabbatical was to step back and take a good look at what I really want in my life and what I am ready to let go of. So, I stopped doing almost everything that I didn’t already had a commitment for and decided to live each day like I was on vacation…or at least filled with the most amount of bliss.
I said I would be back this week and here I am! What a wonderful 3 months it has been. Now, I have to confess that much really wasn’t “different” because over the past 10 years, I have done a good job at living my “dream” life. However, my husband, Bub, retired 2 years ago and I am wanting to create a way for myself to transition to something like retirement. Defining what that looks like is what this summer’s work laid a foundation for.
Perhaps you also are Baby Boomers thinking about designing “what’s next”? At an ePRO presentation last week, I ran into Grace Hale a Realtor® I had met in southern California. She retired and moved to Phoenix to be near her grandchildren and is now back in the business…she says she was driving her husband nuts! For each of us, how we want our working life to look it is unique and different, but I seem to encounter many people feeling ready to reassess. Perhaps, that’s because I am a coach and people talk to me about their challenges, goals and dreams. But, I believe, making sure our life is our own choice (and we aren’t living a life that other people are designing for us) and truly having passion and fun spill out of those choices is our most important job.
In the week’s to come, I’ll be sharing some of my insights and my journey. And, the Tuesday Tips will continue to deliver a dialogue about living a life you love, no matter what that might look like. And, I hope, offering some alternatives, perhaps, you haven’t thought of.

Summer Vacation
I have been inspired watching my friend, Jennifer Louden, aka The Comfort Queen, as she took a 9-month sabbatical. (if you've never heard of Jennifer, she is the contemporary voice of women's comfort -- a best-selling author, life coach and social commentator who provides women with the information, inspiration, and tools to create lives they love.) What a joyous thing to do, I thought. Inspiration almost always opens some thinking for myself of how would that fit for me. I had put this on hold for the future-maybe just wait until retirement-which I am musing about too...But, something kept gnawing at me to shape it for myself.
Then I woke up last Wednesday and I had it! Don't you love it when that happens? I've been watching Lily have fun now that school is out, with different adventures each day and saw how perfect that was. I remembered summer vacations of childhood that were devoted to having FUN every day!!!! So.....I'm going on Summer Vacation.From the Summer Solstice (June 21) the Autumnal Equinox (September 22nd),I AM CELEBRATING SUMMER VACATION!!!!
During this vacation I will:

Let go of everything work related that is non-essential

Play lots of tennis with Bub
-
See friends and take time to celebrate

Learn about weaving

Do Yoga
-
Limit clients to those that I love and those who value my gifts

Is Your Dance Card Full?
Right now is a perfect time to strengthen and expand your strategic partner network. Who are strategic partners? They are the people interested in the same client that you are. Your strategic partner network should be one of the foundations of your business and it needs consistent care and feeding to bring you the most business.
Here are 5 Steps To Strategic Partner Success:
1. Start With Your Database. Just as it is a good idea on a regular basis to go through your database and "clean it up," the same exercise is valuable to take a look at with those strategic partners. Hopefully you have these in a database and have a separate category or group for them. If you don't, do that first. If you use Outlook, at the bottom right of every contact card, there is a category. You can create a general category called Strategic Partners or further define into subcategories, such as real estate vendors, farm area merchants, waterfront vendors, etc.
2. Do Some Strategic Thinking. Make a good long list of people you'd like to have as strategic partner. Here is my Team 100 list to help with the brainstorming. You want to choose vendors, businesses and other folks who have:

Ethical standards that align with yours
-
An interest in growing their business
-
An interest in the same demographic that your clients have (where they live, their age, income)
-
A service or store that serves the needs of your niche markets (such as boat stuff if you serve waterfront properties)
-
Great customer care
3. Create A Plan! What a concept, huh? One of my clients did a great job of this by starting with a letter introducing herself, complimenting the prospect and suggesting they get together to discuss ways to mutually grow their businesses. A few days after the letter arrived, she called to set a lunch(or could be coffee or breakfast).
Then her purpose was to find out about their business and to see if there was enough commonality to pursue some joint marketing campaigns or to determine what might be a way to refer actively. If your list consists of people you know well, you could skip the introduction letter and just invite them to meet.
4. Refer. We get by giving! As you develop your relationships, remember to keep your ears open for opportunities to solve someone's problem ( needing something and not knowing a good source!).
The more you refer, the more you are building capital in the bank account that will repay you. In Robert Ciadini's classic book, Influence, he calls this The Law of Reciprocity. He says people have a need to balance the scales when someone has done something nice for them.
5. Use The Tech Connection. Exchange website and blog links with your partners. Think of ways to help each other:

Set up a page of preferred partners on your website

Send their discount coupons to your past client and farm databases
-
Recommend them on LinkedIn and ask them to recommend you
-
Twitter about them
Designing your plan and implementing are the actions that will give your business and influx of great energy and reward you with some business. The most important element is to have fun. Three Keys to Staying Effective and Competitive Today
Today's markets are competitive. DUH....you may be saying! And, I couldn't agree more. And yet, I am seeing many agents struggle because they are trying harder (or getting frustrated) continuing to do what worked in the wild times we just experienced. I am convinced that there are three keys to staying effective and competitive today.
Three Keys:
1. Your Mindset
2. Your Technology Advantage
3. Your Commitment to Growth
Your Mindset
There are opportunities abundantly available to us. There are people who are seizing these and doing very well. Are you? I find the difference between the majority and the successful is the mindset. Much potential for success resides within you and being consciously aware can give you access to that potential. In my coaching, we look to the "being" first and then the "doing." To do it any other way will leave you feeling frustrated and tired.

I've had a few new clients hire me that have just gotten into real estate. Your Commitment to Growth
In my e-PRO Workshops I show the Indiana Jones clip from Raiders of the Lost Ark where he is confronted by a sword slinging master who looks like he will make chopped liver out of Indiana. Indiana watches unconcerned and then pulls out his pistol and shoots him. No matter how good you are with the old tools, the old way of doing business, if a someone has a new tool that can blow you away, they will prevail. The better way these days is to grow and use new tools to give you the competitive edge!

What are YOU Thinking This Tuesday?????
What Are You Thinking?
"All conditions and all circumstances in our lives are the result of a certain level of thinking. When you want to change the conditions and the circumstances, we have to change the level of thinking that is responsible for it." Albert Einstein
Your thought is the most powerful tool you have for your success. That is good news. Creating your ideal life is not about having to struggle really,really hard to do more stuff to make something happen. It is about RELAXING and finding your own way that is a natural self-expression of your values and what lights you up. When you have a dream that excites you, you'll naturally get ideas of actions to take. And, when one doesn't work, you'll just try something else for the curiosity of it (rather than deciding YOU or your lack of something is the problem)!
So, what ARE YOU THINKING? Do you consciously monitor the thoughts you have and then choose the most empowering route? Or do you let those inner children and wicked critics rule the castle and live rent-free?
Each thought you have is NOT necessarily the truth. You can choose to accept or reject each as you decide if they are appropriate and empowering.
COACH's TIP: HOW TO LIGHTEN UP AND RELAX
If you find yourself struggling today or tomorrow, take these steps:
-
Take a look at the thought you have that is causing the struggle.
-
Examine if that thought is grounded or ungrounded. i.e. Is there evidence that you will really end up homeless if you don't sell a house to these buyers or is that just one possible outcome?
-
Make up 3 or 4 other possible outcomes
-
Let go of your initial belief.
-
Choose a belief that makes you feel lighter, more empowered.
The Law of Attraction says what you focus on expands. Energy attracts like energy. I have found that it is not only setting up the vision and positive vibes, but getting the negative out. The Law of Displacement says that two things cannot occupy the same space.
COACH'S TIP: Where are you getting in your own way?
-
Identify a place that you are out of integrity with yourself. Perhaps it is a place where you are not taking care of your body. Or maybe a place where you haven't honored yourself and your truth and need to set a boundary with another.
-
Decide an action to take this week that will make a difference in this area, bringing it more into alignment with what feels right for you.
-
If you need to, get support for your decision. Sometimes, telling others will be support. Sometimes you need a buddy or a coach.
-
Create your new habit by being aware daily of what you have decided to do or not do.
-
If you slip, don't give up. Just recommit. Perhaps get more support. Or substitute a new healthy behavior for the one you are giving up. i.e. If you are giving up junk food, or numbing yourself with TV, choose something that would nourish you when you feel the urge to indulge.
-
It takes about 3 weeks or 21 days to have the shift become a new habit.

Really Awesome Women
Really Awesome Women
Are you one? Or do you know one? I am so impressed and inspired with the women in real estate today! I just had the opportunity to spend the day at my friend,Bernice Ross's 2nd Annual Really Awesome Women in Real Estate Conference with some of the most amazing people! Bernice, founder of www..RealEstateCoach.com, is definitely an awesome woman. She's an author, speaker and Master Certified Coach who has a body of wisdom that is aligned with my own thinking: having a great life, with a highly productive business and time to enjoy the things that are important to you.

Both of these women are brilliant visionaries with their pulse on what's happening now and how that can give us a compass for future success.
Leslie wrinkled her nose when Bernice asked her about the good news, and then proceeded to share information that clearly wasn't the rah-rah of the past frenzy

days, and yet, full of opportunity and hope from where we are now. One of the facts I found most interesting was Leslie's warning of how inaccurate the broad averages can be. She said that it is imperative we not only take local data, but focus down specifically at the subdivision or narrow price range data. She said can be considerably different STREET TO STREET! The opportunity here is for you to bring that expertise you have to the consumer to really educate them to what the true picture is for their house...not some national or even city specific generalities. This is your opportunity for different ion and deepening of your expert status!
Besides publishing the most interesting real estate magazine available, Anne conducted two surveys last year. The first was with investors-real investors who are still in the market and still being successful. The opportunities right now for investors are broad. This is not the fix and flip (or just flip) market of a few years ago. Anne's numbers were persuasive in showing an increased demand for rentals. The opportunities exist to be successful as a landlord, or, from a practitioner's perspective, as a property management company. She shared that we are still programmed to think of what was the traditional buying unit, the family. Right now, they are only 25% of the market. A whopping 22% of the market is single women and 21% investors. Anne's second study was with over 3500 CRS Designees to discover some of the commonalities in running a profitable business these days. She confirmed what I have been preaching for years: you must niche yourself. Find those segments of the market that you can dominate and focus yourself on that!
This was only the first morning of the conference. You can see from the schedule, there was much more! Next year's conference will be in Savannah in March. If you are in a leadership position in real estate, you don't want to miss this.
COACH'S TIP >>
1. Take a look at your local data in a much more defined way. When making a listing presentation, differentiate yourself, with absorption rates and other data that will show the consumer you that you are the expert!
2. Take a look at your business plan and marketing plan and see if you need to restrategize your target markets? Are you focusing where the opportunities are? Are you targeting your "perfect" client?
On The Personal Side
Bernice Expands Our Thinking: One of the wonderful differentiators Bernice demonstrates is the ability to take right brained and left brained thinking and help people integrate their creative and their logical, their heart and their mind. She began the presentation sharing some principles to strengthen the personal foundation, how to use the law of attraction as well as incorporating some Native American practices into the morning. A speaking circle gave us a model to create team and open trust. This was so much more stimulating than listening to information the entire time. We participated and got to tap into our own brilliance!
TIPS >>
1. What you think about expands-whether it is what you want or what you don't want. Are you focusing each day on what you want? Picturing what that will look like and feel like? Or, do you get sidetracked noticing how it isn't so yet?
Consciously spend time each day creating what you do want.
2. Listening is the most important skill we have. Are you letting the other person talk twice as much as you do? Are you paying attention to what they are saying, or simply thinking of what you are going to say next?
Next time you are with someone, ask more questions, make fewer assumptions and really listen with 100% undivided attention.
3. Learn to take care of yourself. This probably involves saying no more! You will attract more good stuff if you let go of the bad stuff.Where do you need to set boundaries, resign or fire a high maintenance client?

Tax Day
I'm feeling a bit gleeful and smug today. Taxes were done 3 weeks ago. Receipts have been entered and filed away.
How are you feeling? I hope it is the same as me, but if that isn't the case, why not use today to put into place some changes that will serve you for the coming year?
The two times during the year I take notice of my financial well being are New Years and Tax Time.
Every New Year, I calculate our net worth
This is a magic number because, as a self-employed person, there is an ebb and flow to the cash flow, but watching the net worth grow is my baseline of whether we are doing well and going in the right direction. Do you know what your net worth is? Do you know where it was a year ago? Do you have a goal for where you want it to be by the end of the year?
Tax time is the second reckoning
The first hurtle is having it organized and done. I use Quicken. I have personalized the categories to some specifics that help make it easy. How are you doing on that? Is there a habit or process would help you in the coming year that isn't in place right now? This is a ripe area to turn over to a bookkeeper or accountant. What works for me is setting aside about an hour a week to pay bills, enter other receipts and balance my statements. I pay most bills online and have set my credit cards up to download purchases, so it is very easy to accomplish the updating way quicker than back when I had to enter each receipt.
Using one card just for business and another for personal makes this even easier.
The second part of my yearly tax process is looking with my financial planners at what I can do to minimize my taxes and leverage my investments. I have more invested in real estate than my planner would like but we have talked about the fact I am educated to make good choices here. After all, as a real estate agent, you CAN do insider trading legally! You should be buying your product. For most successful real estate agents, having an LLC or corporate structure will expand the ability to write off costs. A great book on this is by Sandy Botkin called Lower Your Taxes-Big Time. My favorite speaker on this topic is CRS Instructor, Chris Bird. If you ever have a chance to go to one of his presentations, it will save you money or check out his offerings on his website.
The third part of this is to review my ESCAPE PLAN! That's the plan that is going to assure financial freedom before I keel over. Since most of us don't have an employer program, you MUST fully fund for your retirement. I am grateful that I started doing an IRA when I was 36 and have funded that fully over the years and it has grown substantially. It is never too late to get started. When they started offering a SOLO K for entrepreneurs a few years ago, I funded that as well. Know how to shelter and save with what you have.

On The Business Side: Focus on Success in the 2nd Quarter

On The Personal Side: What You Focus on Expands
You will attract what you are thinking about most.Do you have that gremlin voice that won't stop chattering about what isn't right? Monitoring this is the first step to buffing up the attracting. The good news is that it is good to notice what you don't have. It gives you a contrast to choose what you do want. Now, here is the way to shift the negative energy to positive energy: picture everything about what it will be like when you have what you want. How are you going to feel? How are you going to look? What will it look like? Each time you think about what isn't there yet, consciously spend 30 seconds picturing the happy you. Do this often during the day.
Feel the difference in energy? A quick way to shift the energy is just to smile for 30 seconds or a minute. It releases serotonin and you just start feeling better.

Networking & Referrals
I LOVE WCR!!!!!! I have been a part of many organizations and I find the energy and support I find at WCR Meetings is second to none! I just returned from The Mega Networking Summit in St. Charles Missouri. There were hundreds of real estate professionals all intentional on growing themselves and, in the process, their businesses. Thank you, WCR, for the opportunity to meet and learn from other members. So far today, I have accepted 4 LinkedIn requests. This tells me people were listening when my friend and tech trainer extraordinaire Amy Chorew told them they needed to participate in Web 2.0! Are you on board yet? Many of the speakers (including myself) urged everyone to deepen their networks and systems. We all know it costs 5x more to generate a new client than to get business from an existing client. I did a breakout on Making The Pie Bigger. The notes from that are posted here.
To be successful in 2008, you need to use some more strategies to bring value, service and education to your clients. If you took out to lunch 1 person per week and talked to them about all the ways they could benefit from real estate:

A second home

A retirement home
-
A rental or other investment
-
Using a self-directed IRA
-
Using their Health Savings Account
Do you think you'd end up with an additional transaction? I bet this strategy could add 6 more transactions to your production. All for the cost of a lunch (and maybe some additional education for you)!!!

On The Personal Side
How are YOU doing???? Are you paddling as fast as you can upstream to try to make things happen? I have been working on using The Law of Attraction. The concept of going WITH the flow instead of fighting it is very compelling for me. I love being able to relax and trust that I am doing what I need to do to have all the things I want. And I can't tell you how much fun it is to see things show up in ways I'd have never imagined and maybe, even have missed, if I hadn't stop trying so hard.
One of the important components in The Law of Attraction is being attractive. And, yes, while being pretty is good, that's not what I am talking about. What I mean is getting the stuff OUT OF THE WAY that drains my energy and keeps me in a state that attracts little or nothing that I truly want. Clearing the stuckness.....
COACH'S TIP>>>>> This week, spend some time every day being selfish. Not the bad selfish that hurts others, but selfish that nurtures you. Spend some time doing those things you LOVE to do. Spend time with those you love and who make you feel great.
And then on the other side of this:

What are you wasting energy resisting what is?

Where are you not taking care of yourself?
Others won't give us the respect we want and deserve if we don't give it to ourselves. Take an honest look at how you are treating yourself and, if need be, make some changes. Be very, very selfish this week and watch what happens!
